
Kim Gray
Kim Gray is an airport commercial strategy specialist with more than 20 years’ experience delivering non-aeronautical revenue programmes, commercial masterplans and spatial strategies for major international airports. His career spans senior client-side roles and global consultancy leadership, with a strong focus on aligning commercial ambition with passenger experience and terminal design.
Kim served as Senior Vice President, Commercial Strategy at Unibail-Rodamco-Westfield (URW) Airports, where he led commercial planning and terminal programme development across major US hubs, including Los Angeles, Chicago O’Hare and New York John F. Kennedy international airports. Prior to URW, he headed Commercial Strategy for Heathrow Expansion and was Retail Strategy Lead delivering category mixes, commercial layouts and phasing plans that enhanced spend performance and improved passenger flow.
Earlier in his career, Kim advised airports worldwide as an Associate Director at Pragma Consulting, supporting more than 25 airports across Europe, the Middle East, Asia and Africa.
As Founder of Carnach Consulting, he now advises airports and investors across North America, Europe, Africa and Asia, leading commercial masterplans, space-planning frameworks and commercial performance assessments. He was commissioned by Airports Council International to deliver a multi-country retail study across Asia and the Middle East, and has recently advised Toronto Pearson International Airport, HS2 KSIA and Bole International Airport, Ethiopia.
Kim holds a BSc in Molecular Biotechnology from the University of Sydney and an Executive MSc in Cities from the London School of Economics.
